Houston medical real estate market experiencing changes due to reform

The medical real estate market in Houston has been fluctuating recently.A recent article in the Houston Business Journal explained that healthcare reform and demand has created fluctuations in the region's medical office market.Despite the nationwide recession and real estate crash, the medical sector wasn't affected as much as others, one expert relayed to the news source. Healthcare reform, however, has created some issues.”Any change that happens in reimbursements, insurers and how they are going to compensate physicians through managed care contracts is going to affect our business,” the expert told the Business Journal. “[Physicians] took a wait-and-see approach. It takes a long time for this legislature to get into the actual system and affect markets.”However, this wait-and-see approach has dissipated somewhat during 2011, as greater sales of Houston properties have taken place.”I would call it a slow and steady increase compared to the last two years,” the expert explained further to the news source.One healthcare trend that has been increasingly noticed is the purchase of physician practices by hospitals, in which a physician becomes an employee of the hospital, which then manages the practice.Courtesy of 2M Realty News
